A look inside SA’s million dollar real estate market

SAN ANTONIO - The San Antonio real estate market is booming and homes are being bought at a pace that hasn't been seen in years. And it's not just affordable homes being sold, but luxury houses including those with a price tag of $1 million or higher.

If you're looking for a large home, perhaps 8,600 square feet, than the home located at 21 Crescent Ledge in the Dominion can be yours. With European inspired details and excellent craftsmanship, it's perfect for large families. It has resort style outdoor living spaces, a master closet the size of most master bedrooms and hill country views from most parts of the home. The price tag? $5.6 million.

"There are certainly buyers that in this price range," said Rick Kuper of Sotheby's International Realty.

Kuper is the listing agent and said the key to selling a multi-million dollar home like the one on Crescent ledge, is targeting buyers outside of Texas.

"Last year people came from 42 states in the United States and about 28 countries came to San Antonio so we're a very global market," said Kuper.

Bruce Osborne of JB Goodwin Realtors said when buyers have a budget over a million dollars sometimes they prefer to start from scratch.

When asked what are the biggest challenges for showing someone a home over a million dollars Osborne replied, "For the woman, it's the kitchen and master bedroom, they want it to be perfect. Again, that's why there are a lot of builders are in San Antonio building plush homes."

Adam Wilson is one of those custom builders. He said he's seen a steady increase of people looking to shell out more cash for their dream home. His team built the home located at 10 Privada Yesa, also in the Dominion. It's priced at $1.6 million. Wilson said the kitchen has about $100,000 worth of high end finishes, a $15,000 bar for entertaining and a $5,000 chandelier in the master bathroom.

"The majority of our clients are physicians, there's a big physician community here in San Antonio," said Wilson. "We also have a lot of clients coming here from Mexico, the Mexican nationals and of course you have executives and business owners that build these homes with us."

In the last 24 months 201 homes priced at over a million dollars have sold in San Antonio and that doesn't include custom built homes.
